Refurbishment and Enhancements:
•General – Upon purchase of distressed property, extensive refurbishment and repairs to drywall, wooden shutters, exterior stonework, Saltillo tile, travertine tile and central vac system. The system is owned, and on a service contract and there are two options available for the buyer. 1) Take over the service contract (2 years remaining at a monthly fee of $49.99) and retain all of the equipment. 2) Decline the service contract and allow the removal of the equipment.

•Exterior - Solar and low voltage lighting installed at front yard and walkway and multiple exterior light timers at interior. All exterior light fixtures refinished to match. Pool fencing installed at wall border to pool yard, new gate installed in driveway fence and parts of driveway fencing replaced or repaired and all powder-coated to match original.
•Garage – replaced electric opener with heavy duty system designed for larger garage doors and installed external keyless entry pad. Added cabinets along one side of the garage.
